Property Owners

As a property owner/client you might be considering a construction or refurbishment project. You will need to manage both health & safety and your effect upon adjacent property owners. You may also be obliged to manage the health & safety of your property as a [Business or Industrial] workplace.

Construction / Extension / Refurbishment
The CDM regulations apply to refurbishments and extensions as well as new builds. In fact, statistics show that it is the finishing trades such as decorators who are most likely to have a serious accident or injury at work.

Domestic work on a client?s own home is excluded from the CDM regulations however since April 2007, the regs apply to ALL other construction work. There are more onerous duties where jobs are over 500 man days or 30 days on site [See Duties under CDM]. There are also 17 other key areas of legislation [See Reference > The Legal Framework] that must be considered in ALL projects.

CDM Coordinators

CDM Coordinators when necessary under the CDM Regulations (for construction or refurbishment projects) [See Services > CDM Coordinators].

A Party Wall Surveyor

A Party Wall Surveyor to act for the 'Building Owner' or to act for the 'Adjoining Owner' (at the cost of the Building Owner). - Construction work that could affect a boundary with a neighbouring property needs to be assessed and notified to the adjacent property owner or tenant. Equally, if an adjacent property is having construction work within legally defined limits, you may receive notification of intent and require your own assessment of the likely impact of the work. The Party Wall etc. Act 1996 is based on the old London Building Acts. [See Services > Party Wall Matters].
